2. Mandatory Lease Form
Under RTA s.12.1 (added 30 April 2018), Ontario landlords must use Form 2229E (Standard Form of Lease) for most private residential tenancies. If the landlord fails to provide it within 21 days of the tenant’s written request, the tenant may withhold one month’s rent under s.12.1(6).
British Columbia recommends but does not strictly mandate the RTB-1. The agreement must include all standard terms prescribed by the Residential Tenancy Regulation Schedule under BC RTA s.13(2), but the parties may use any form that complies.
Alberta has no prescribed form. AB RTA s.16 sets minimum content; the parties may use any written agreement.
